Architecture- The art and science of designing and constructing buildings.

Contract Documents - This phase follows Design Development. This phase sets forth in detail the requirements for the construction of the project. They should include specifications and drawings that establish in detail the quality level of materials and systems. Additionally, during this phase the Architect will work with the Owner in the development of bidding requirements and contract requirements for the construction of the project.

Construction Observation - The architect works as the representative of the Owner during this phase to oversee the construction of the project. This includes keeping the Owner informed about the progress and quality of the work, and endeavoring to verify that the work being completed follows the intent of the drawings and specifications.

Design Development - This is the phase that follows the Schematic Design phase. These documents establish detailed requirements of the project, establishing scope, relationships, forms and appearance of the project. Major materials and systems will be reviewed for design and quality levels.

Interior Architecture** - The art, business, or profession of planning the design and supervising the execution of architectural interiors, including their color schemes, furnishings, fittings and finishes.

Microclimate - This is the climate that exists at your individual building site. It involves local vegetation and tree coverage, wind and sun orientation, surrounding terrain features and surrounding buildings and noise generators. In Santa Fe, depending on your site location there are a variety of different microclimates.

Programming - This is the distillation of the needs and requirements of a particular client. A program establishes the components, context, requirements and objectives of a project. A program is unique to each particular project.

Schematic Design - These documents establish the conceptual design of the project based on a mutually agreed upon schedule, program and budget. They may include a site plan, building plans, sections and elevations. Additionally, study models or perspective sketches may be developed at this time.

Zoning - These are local laws and regulations that dictate what is possible to build in certain locations and areas within a community. These may include height, size, color and material restrictions. For example, most towns also have several historic review districts in which designs must be reviewed and approved to fit into the historical context.
